Had a great time in Bend at McMenamins at the September Leadership Dinner and Board Meeting.
On Friday at the Leadership Dinner, committee chairs updated the group on their progress, and we also got an update from our website vendors, Brad and Brandon on the challenges with the forms store. The annual Leadership Dinner was started years ago by former ORHA President Terry Flora Turner and is just what it sounds like – a time for the leaders of the Oregon Rental Housing Association to share updates and enjoy a nice meal to thank them for their volunteer service. This year, Ben Seamans ordered nice padfolios with the ORHA logo on them as a gift for our dedicated volunteers. 2025 Oregon Annual Rent Increase Percentage
|
Senate Bill 611 was signed into law on July 06, 2023. This bill capped rent increases at 10.0% or 7.0% plus CPI (whichever is lower) - The exemption for new constructions remains at 15 years.
The allowable annual rent increase in 2025 is 10.0% unless exempt. Only one rent increase may be issued in any 12-month period. Landlord subject to the rules of the Portland Housing Bureau or the Eugene Rental Housing Code have additional restrictions. Mind Your Business: Tia's Tips for Better Rental Management – Domestic Violence is Everyone's Problem

The scourge of domestic violence, sexual assault, bias crimes, and stalking (DV) impacts our society without regard to age, race, religion, sex, gender, domestic partnership, or socioeconomic status. As a housing provider you bear a special responsibility to victims of DV in your rental properties. October is Domestic Violence Awareness Month, and there was a change that took effect this year that includes victims of bias crimes, so there’s no better time to educate yourself on your rights and responsibilities regarding domestic abuse.
Whether the victim is asking you to change locks, break a lease, or terminate the tenancy of the perpetrator, you have an obligation to act. If the victim is requesting to be released from the rental agreement, they have an obligation to provide...

The committee continues to work on updating classes and providing Webinars, as well as in-person classes.
Mentor Locals: If your Association has less than one hundred members, you are entitled to support from the ORHA Mentor Program. This includes providing classes to your members at reduced costs, helping set up or reviewing your bylaws, and many other services. Recently, we have worked with ROADC, TVRA, CCROA, ROANEO, MCROA, and UCRHA.
Did you know you could take classes offered by other locals? If you are member of another local, you can ask if a member discount can be provided. Check the ORHA website for class offerings.
