Upcoming Office Closure:

Our office will be closed from 07/20/2026 through 07/21/2026 – We will return to normal business hours on 07/22/2026.

Office Hours:

Our standard office hours are Monday through Thursday 9:00 AM - 12:00 PM and 1:00 PM - 4:30 PM.

Please note that these hours are subject to change, and that these hours may be occasionally impacted by scheduled vacations.

The ORHA Office is closed on all US Banking Holidays – For additional details regarding our hours of operation, please check our Google Business Hours.

The Early Learning Division of the Office of Child care oversees the licensing and statutory requirements for licensed child care in Oregon. The new law allows residents to perform child care as either a Certified or Registered Family Child care Home. There are different rules for each type. As it did last year, SRHA has made a generous contribution to the Key PAC and is inviting other local associations and their members to join in this year’s donation challenge.

This challenge is not about matching donations or competing with fellow local associations. It is about contributing what you can to an organization that uses these funds to support candidates and issues that protect and strengthen our industry.

By donating to the OHA Key-PAC, you provide another meaningful way for our members and local associations to have their voices represented in the legislative process.

Unfortunately, in today’s political climate, financial support often carries as much influence as the issues themselves.

More and more candidates whose positions do not align with the rental housing industry are being backed by out-of-state committees and large organizations.

That is why it is increasingly important for organizations like ours to stay engaged in the process. If we choose not to participate, we can expect the results to reflect that on Election Day.

2026 Oregon Annual Rent Increase Percentage

For 2026, the maximum annual rent increase limits are:

  • 9.5% for rental facilities that are 15 years or older.
  • The lower maximum rental increase established by HB3054 (6%) is only applicable to manufactured home parks and floating home marinas containing more than 30 spaces.

House Bill 3054, passed in 2025, changed how rent increases are calculated. Now, the size of the rental property affects the allowed increase.

Only one rent increase may be issued in any 12-month period.

Landlords subject to the rules of the Portland Housing Bureau or the Eugene Rental Housing Code have additional restrictions. Visit https://www.eugene-or.gov/845/Rental-Housing-Program for information on the Eugene rules, and https://www.portland.gov/phb/rental-services for information on the Portland rules.
