Class Times and Descriptions
09:00 am – 11:00 am (2-hrs/2-CEs) | Stupid Things Landlords Do (Violet Wilson)
Are you getting started in property management? Do you need a refresher or review or update on working in this field?

Many of us stay in conflict because we do not know how to handle the situations. We do the wrong things because we don't know what is the right thing. Some feel needed when in difficult situations and just try to be helpful but it all goes wrong. Those are numerous ways to deal with difficult situations. But depending on the situation, some ways are better than others.

This 2025 updated seminar will go over some real life issues landlords have encountered and the options of dealing with them.

30-Minute Break | 11:00 am – 11:30 am

11:30 am – 12:30 pm (1-hr/1-CE) | Creating Effective Notices (Jason Miller)
This interactive class covers how to write notices with more detail that tenants can understand. If a tenant better understands the notice, they are more likely to comply. If the tenant does not comply, a more detailed notice can help your case if it goes to court.

1-Hour Break | 12:30 pm – 01:30 pm | Lunch Provided

01:30 pm – 03:30 pm (2-hrs/2-CEs) | Advanced Lease Enforcement (Tia Politi)
With increasing restrictions on termination of tenancy, landlords need to know how to legally enforce the terms and conditions of the rental agreement. This class covers:

  • Documenting violations
  • Selecting the proper form
  • Termination for cause
  • Termination without cause
  • Repeat violations
  • Three strikes in a lease
  • Creating a plan of action
  • Reasonable accommodation & lease violations
  • Proper language in your notice

By the end of this course, attendees will be able to identify violations of the lease or tenant duties outlined in ORS 90, know how to document the violations, select the correct notice, create a binding plan of action and see it through, develop a process for tenant non-compliance that ensures violations are dealt with equitably, and know when to move forward with termination of tenancy.

30-Minute Break | 03:30 pm – 04:00 pm

04:00 pm – 05:00 pm (1-hr/1-CE) | Selling Rental Properties 1-4 Units (Christian Bryant)
During this class we will cover the rules, laws, and best practices for selling rental properties. Whether its multi-unit or a single family home rental.
