When tenants break the rules, what can a landlord legally do about it? Plenty—but only if you do it right. This fast-paced class breaks down the complex world of tenant non-compliance and tenancy termination under Oregon law. From nonpayment of rent and unauthorized pets to nuisance behavior and lease violations, you’ll learn which notice to use, how to draft it correctly, and how to serve it so it actually holds up in court.

We’ll walk through the most common landlord mistakes, the latest changes to eviction procedures, and the strategic use of warning notices, non-compliance fees, and termination notices. You’ll also learn how new rent assistance rules impact evictions and why precision in your paperwork can make or break your case.

Whether you’re a landlord, property manager, or housing professional, this class will give you practical tools to enforce your lease, document violations, and terminate tenancies legally and effectively—before small problems turn into expensive ones.

Landlords face their own special set of challenges and astonishing situations. Managing a rental is far from simple, and sometimes, the obstacles landlords encounter can be just as surprising and stressful. This seminar shares a landlord’s perspective on some trying experiences in property management and how individual landlords handled the situations.
